Boeung Keng Kang 1 (BKK1): Phnom Penh’s Premier Lifestyle & Investment District
Boeung Keng Kang 1 (BKK1) is Phnom Penh’s premier central business district and archetypal expat neighborhood. Bounded by Norodom Blvd, Mao Tse Toung Blvd, Monivong Blvd, and Sihanouk Blvd, it offers upscale living with a high concentration of luxury high-rises, international dining, and embassies.
Strategically located in the heart of Phnom Penh, BKK1 is bordered by Preah Sihanouk Boulevard to the north, Mao Tse Toung Boulevard to the south, Norodom Boulevard to the east, and Monivong Boulevard to the west. Its central location provides convenient access to major business hubs, government institutions, international schools, and key attractions throughout the capital.
Often referred to as Phnom Penh’s “international quarter,” BKK1 gained prominence in the 1990s when numerous international NGOs, diplomatic organizations, and foreign businesses established their presence in the area. Today, together with neighboring districts such as Toul Tom Poung (TTP), Tonle Bassac, BKK2, and BKK3, BKK1 remains one of the most desirable locations for expatriates and professionals living in Cambodia.
BKK1 commands some of the highest land values, property prices, and rental rates in Cambodia, reflecting its status as Phnom Penh’s most prestigious urban district. Despite the premium pricing, demand remains exceptionally strong, with apartment, serviced apartment, and hotel occupancy rates consistently among the highest in the capital.
One of BKK1’s greatest advantages is its prime central location. Residents enjoy easy access to many of Phnom Penh’s most important landmarks and business districts. The neighborhood is located just minutes from the Royal Palace, the Riverside entertainment district, and the Independence Monument. Major destinations such as AEON Mall Phnom Penh, NagaWorld Integrated Resort, and key government institutions are all within a short drive, while Phnom Penh International Airport can typically be reached in approximately 30 to 40 minutes, depending on traffic conditions.
Successful real estate investing starts with one rule: buy in prime locations. Great locations create stronger demand, better rental yields, and higher property values over time.
