BKK3 — The Value Play
BKK3 sits less than five minutes from BKK1, but the price gap is significant. Condos here start around $1,200 per square meter, and new pre-sale units can be secured from approximately $45,000.
So what are you giving up? Very little in terms of access. BKK3 is walking distance to the Russian Market at Toul Tom Poung. It has developed its own ecosystem of international cafés, co-working spaces, and expat-friendly retail. The tenant base is shifting — younger professionals, digital nomads, and entrepreneurs are choosing BKK3 for the same lifestyle at a lower cost.

Who should buy here: Investors who want maximum return per dollar deployed. First-time buyers in Cambodia. Anyone who believes BKK3’s gap with BKK1 will narrow over time.
Toul Kork — The Family Contender
Toul Kork is different. It is not a dense expat corridor like BKK1 or BKK3. It is a sprawling, established residential district favored by affluent Cambodian families, with wider streets, more green space, and larger properties — including villas you simply cannot find in the city center.
Prices range from $1,400 to $1,900 per square meter, sitting between BKK1 and BKK3. Rental yields at 6% to 8% are competitive, though the tenant pool is different — more local professionals, mixed with expat families who want space and a quieter environment.
The infrastructure story: Toul Kork has benefited from road upgrades, new commercial developments, and proximity to both the city center and the airport corridor. As Phnom Penh spreads, well-connected family neighborhoods like Toul Kork tend to appreciate steadily.
Who should buy here: Investors thinking 5 to 10 years out. Families looking for their own residence. Buyers who want more square meters for their dollar and are willing to trade some rental velocity for long-term capital growth.
Head-to-Head: The Decision Framework
If Your Priority Is Rental Income…
BKK3 offers the strongest yield-on-cost right now. Lower entry, comparable rents to more expensive districts, and a growing tenant base of young expats and remote workers.
If Your Priority Is Prestige and Liquidity…
BKK1 is the answer. You pay more, but you own an asset in Phnom Penh’s most recognized address. Resale is faster, and tenants are institutional-quality.
